Your Kansas City Deck Builder

Thinking about adding a deck to your home? You want a deck builder who understands our weather, our clay-heavy soil, and the way people around here actually use their backyards, from April cookouts to those crisp October nights when you don't want to go inside yet. That is what we do at Fairway Exteriors.

We build composite, cedar, pressure-treated, and covered decks across the Kansas City metro, and we handle the permits, the footings, and the small details that keep a deck solid for decades.

Deck Options Built for Kansas City Weather

Deck Builder Kansas City

Kansas City throws a lot at a deck. Hot, sticky summers, ice storms in January, and big temperature swings that make wood expand and contract all year. The material you pick changes how much upkeep you sign up for, so here is a straight look at your five main options.

Composite Deck

Composite Decks

Composite boards are the most popular choice we install, and for good reason. There is no staining, no sealing, and no sanding. You clean them with soap and water a couple of times a year, and that is about it. The color holds up against our strong Midwest sun, and a quality composite deck can last 25 to 50 years.

It costs more up front than wood, but if you hate yard chores, this is usually the one people are happiest with five years down the road. We are experienced composite decking installers and can walk you through brands, board colors, and hidden fastener systems so the surface stays smooth and screw-free.

Cedar Decks

Cedar gives you that warm, natural wood look that composite tries to imitate. It naturally resists rot, moisture, and insects, which matters a lot in our humid summers. It does need to be cleaned and re-sealed every couple of years to keep its color from graying out, so it is a good fit if you like the look of real wood and do not mind a little seasonal upkeep. Cedar also tends to run cooler underfoot than some other materials on a hot afternoon.

Cedar Deck
Pressure Treated Wood Deck

Pressure Treated Wood Decks

If you want a solid deck on a tighter budget, pressure-treated wood is the workhorse. It is treated to fight off decay and termites, and it is the most affordable way to get a real, durable deck. Plan on cleaning and sealing it regularly, and expect a lifespan of around 10 to 15 years with good maintenance. Plenty of great Kansas City decks are built this way.

Covered Decks

A covered deck turns your outdoor space into a spot you can use in the rain, the midday heat, or a light snow. We tie the roofline into your home so it looks like it was always meant to be there, not bolted on afterward. This is a bigger project with its own engineering and permit steps, and it is one of the best upgrades if you want to be outside no matter what the sky is doing.

Covered Deck
Pergolas

Pergolas

A pergola adds shade and structure without fully enclosing your space. It is great over a seating area, a hot tub, or a section of an existing deck, and it gives climbing plants something to grow on. We build them to match your home and hold up to Kansas City winds.

What a Deck Actually Costs in Kansas City

Pricing depends on a handful of things: size, height off the ground, railing style, stairs, and the shape of your yard. Material is the biggest lever, though, so here is how the options stack up from most budget-friendly to most premium.

  • Pressure-treated wood is the budget-friendly starting point and keeps overall costs lowest.
  • Cedar lands in the middle, giving you natural wood at a moderate price.
  • Composite costs more up front than wood, but you make it back over time by skipping years of staining and sealing.
  • Covered decks are the larger investment because of the added roof structure and engineering.

A deck is also one of the better returns you can get on a home project. In Kansas City, a well-built deck recoups a good share of its cost at resale and adds real appeal in neighborhoods like Brookside, Waldo, Leawood, and Overland Park.

Every yard is different, so the only way to get a number you can trust is with an in-person look. Get a free quote, and we will give you an exact price for your project, with no guessing.

Why Homeowners Choose Our Deck Company Image

Why Homeowners Choose Our Deck Company

There are a lot of deck contractors in the metro, and not all of them pull permits, build to code, or stick around if something needs a fix. Here is what actually sets our deck company apart.

  • We know both sides of the state line. Kansas City straddles the Missouri and Kansas border, and the building codes are different depending on which side you are on. We build in Johnson County and Jackson County and know what each one wants to see.
  • We build for our soil and frost line. Our footings go below the local frost line, so your deck does not heave and shift after a hard winter. Skipping this is a common corner that cheaper crews cut.
  • We handle the paperwork. Permits, plans, and inspections are on us, so you are not stuck figuring out the city portal on your own.
  • We are a full exterior company, not a one-project crew. Fairway Exteriors also does James Hardie siding, replacement windows, and door replacement. If your deck project touches the rest of your home’s exterior, we can handle all of it together.
  • We put it in writing. You get a clear, itemized quote before anything starts, so there are no surprise line items halfway through.

Homeowners searching for deck builders near you want someone who shows up, communicates, and finishes on time. That is the standard we hold ourselves to on every build.

How Our Deck Installation Works

You should never feel lost during your own project. Here is exactly how our deck installation goes, start to finish.

1

You reach out, and we come to look.

We visit your home, measure the space, talk through how you want to use the deck, and answer your questions. No pressure, no obligation.

2

We design it and send a real quote.

You get a design that fits your home and budget, with materials, colors, and an itemized price spelled out.

3

We pull the permits.

Once you approve the plan, we submit everything to your city and handle the code and inspection side for you.

4

We build it.

Our crew shows up on schedule, keeps your yard protected, cleans up at the end of each day, and builds to the plan we agreed on.

5

We walk it with you.

When it is done, we go over the finished deck together and make sure it is exactly what you signed up for before we call it complete.

Deck Permits and Codes in Kansas City

This trips up a lot of homeowners, so here is the short version. In Kansas City, you need a building permit for any deck that sits more than 30 inches above the ground, and permit fees typically run somewhere between $100 and $500. Guardrails are required once you pass that same 30-inch height. Because our winters get cold, footings have to reach below the frost line, which sits around 30 to 36 inches deep here, and support piers usually need to be at least 12 inches across.

If that sounds like a lot to track, that is the point of hiring a licensed builder. We deal with the codes and inspections every week, so you do not have to learn them.

Fairway Exteriors is an excellent siding replacement contractor. The owner, Scott, is very knowledgeable and helped a lot with design decisions. Design assistance is rarely offered with other contractors. Nick was our project manager. He was fantastic in helping us get everything we wanted and assuring the workmanship met our expectations. We had Scott or Nick (many times both) on site several times a day. We are delighted with the results. Our house has never looked so good.

Fairway Exteriors was recommended to us for exterior siding by another satisfied customer. Their team came out and worked hard to totally change the look of our home. They were polite and cleaned up everything each day. Scott and Nicholas kept in touch with videos of the progress. We consider this an investment in our home that will last a lifetime. We couldn’t be happier!!

Scott, Nicholas and the Fairway Exteriors team did a great job installing James Hardie siding – replacing existing vinyl siding that overlaid stucco. The team performed quickly and Scott/Nicholas provided consistent progress throughout the project. As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. The Fairway team addressed all issues and the final installation looked like we’ve had it all along. Would recommend.

From Scott’s initial visit to our home, we knew that Fairway Exteriors would get our business. Scott was very thorough in his estimating process which was huge for us since we are historically “do it yourself-ers” and hiring out was a big deal! His team communicated at every turn during the project so we knew exactly what they were up to and when. The job was done with excellence and the end result was more beautiful than we could have imagined! 10/10 for sure!

Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. Fairway did a great job (including a new window) and in the end we ended up with more value for our dollars spent. We’ve never had a contractor more conscientious than Scott. His bid was entirely reasonable. His crew was careful and skilled. The project started and finished on time. Highly recommend.

We knew we were using James Hardie from the get go, but it took us almost two years to decide on a siding company. Fairway Exteriors was not the least expensive, but we felt confident from the start, the value for the money spent was worth it. We were so pleased with our experience with Scott, Nickolas, and the crew. Great communication about the process. Clean up every evening. They guys worked hard and they had an amazing attention to detail. Everyone, we felt, went above and beyond. We highly recommend Fairway Exteriors and, if ever needed, we would use them again!

The crews were very respectful of our property, cleaning up daily after work was completed for the day. A five star company going above and beyond!!! We have our dream home now!!!

We had a great experience with Fairway Exteriors! I appreciated the careful meticulous, hard work that each person brought to the project. Isaac and Scott, project leaders, were always quick to respond to questions along with frequently kept us updated on the project timelines. I was grateful to them for when we weren’t present at home then they were flexible to send video and pictures to ask for our feedback and any decisions they needed help with. We’ve received multiple compliments from our surrounding neighbors about the work. We love our finished product!

We worked with Fairway Exteriors and had a good experience. We did both siding and windows as well and have been pleased with the work for both. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. He also gave us daily updates on progress, questions or issues. We had issues with a leaky exterior faucet and a gas line that they discovered and we had a third party come out to fix. Those were our only additional costs.

We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. Scott is very knowledgeable about siding and was happy to answer any questions we had on the initial consultation. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed. When it came time to start Scott and Isaac were both very helpful and kept us informed of any hiccups and everything going on via group text and any questions we had they had answers. Of course a project of this magnitude isn’t cheap, but they are very competitive on pricing and have a top of the line product. We are very pleased with overall experience and would highly recommend. Before and after pictures are below.

We had an absolutely amazing experience with Scott, Isaac, and the crew at Fairway Exterior. They were very thorough in communicating from beginning to the end. There were no questions left unanswered. The crew was respectful and so quick and efficient. The Hardie Board siding looks incredible and our home got a major upgrade, we are eager to show off the results. We are thrilled with this decision and will enjoy it for years to come. Thank you for all of your hard work!

Deck Builder FAQs

Do I need a permit to build a deck in Kansas City?

In most cases, yes. Any deck more than 30 inches above grade needs a building permit, with fees usually between $100 and $500. We handle the permit and inspection process for you as part of the project.

How much does it cost to build a deck in Kansas City?

It depends on size, material, railing, stairs, and your yard, so there is no one-size-fits-all number. Pressure-treated wood is the most budget-friendly, cedar sits in the middle, and composite costs more up front but saves on maintenance. A free consultation gets you an exact price for your project.

How long does a deck last?

A pressure-treated wood deck lasts about 10 to 15 years with regular upkeep, while cedar falls in a similar range with sealing. A quality composite deck can last 25 to 50 years with very little maintenance.

How long does it take to build a deck?

A standard deck usually takes about one to three weeks once we start, depending on the size and design. Covered decks and larger custom builds sit at the longer end because of the added structure and inspections.

Should I choose composite or cedar for a Kansas City deck?

Cedar gives you real wood warmth but needs sealing every couple of years to handle our humidity. Composite costs more up front but skips the staining and sealing entirely, which is why most of our clients who want low maintenance go that route.

Does a deck add value to my home?

Yes. A well-built deck is one of the stronger returns among home projects and recoups a good share of its cost at resale in the Kansas City market. It also makes your home more appealing to buyers who want usable outdoor space.
