Replacement Windows in Kansas City

Fairway Exteriors will help you solve all your exterior remodeling needs, from Hardie Siding to Replacement Windows & More

Foggy panes, drafts you can feel, sashes that stick or won't stay up. If that's your house, you already know it's time. Replacement windows in Kansas City are one of the rare upgrades that pay you back twice: lower energy bills every month, and a home that stays comfortable through both July humidity and January cold snaps. Fairway Exteriors handles that swap for homeowners across the metro, with windows actually built for KC weather.

Why Kansas City Homeowners Replace Their Windows

Most windows in the metro last about 15 to 20 years. If you’re in an older home in Brookside, Waldo, or one of the county’s mid-century neighborhoods, there’s a good chance yours are overdue. It’s worth getting them looked at when you notice:

  • Drafts you can feel near the glass, even with the window shut
  • Condensation or fog trapped between the panes
  • Sashes painted or swollen shut, or ones that won’t stay up
  • Heating and cooling bills are creeping up for no clear reason
  • Outside noise carrying straight through the glass

Our weather doesn’t help. Between humid summers, freezing winters, and spring storms, aging frames and seals take a beating. The Department of Energy ties 25 to 30 percent of a home’s heating and cooling energy use to heat moving through windows, which is real money on a KC utility bill.

Search replacement windows near you, and you’ll get national chains and local crews. Fairway Exteriors is local, based in Prairie Village, and we do the full window installation in-house. No subcontractors, no handoffs.

The Windows We Install

We aren’t tied to one manufacturer, so we match the window to your home and budget instead of pushing whatever’s stacked in the warehouse. Here’s what we install most across the metro.

Wood Windows

Almost any wood window looks great on day one. The difference shows up years later. We carry ProVia and Marvin because they hold up to Kansas City’s freeze-thaw cycles without warping, and they come with efficiency features that cheaper wood windows skip.

ProVia Wood Windows

ProVia builds a wood composite window that solves the usual wood-window headaches. A durable vinyl exterior stands up to weather, while solid hardwood on the interior (real Oak, Cherry, or Maple, not a thin veneer) gives you a finish you can stain or paint.

On performance, patented graphite polystyrene foam insulation raises the R-value, upgraded weatherstripping cuts drafts, and the Comfortech Warm Edge glazing keeps energy costs down. It’s a strong pick if you want the wood look without the upkeep.

Provia Wood window kansas city

Marvin Wood Windows

Marvin windows are built from real wood throughout, with extruded aluminum cladding on the outside that’s noticeably tougher than the roll-form aluminum on budget windows. The paint finishes resist chipping and fading, so the color stays true through years of Missouri and Kansas sun.

You also get room to customize: close to 20 cladding colors, multiple glass and hardware options, and a range of divided lite patterns. For homeowners in Johnson County and Jackson County who want looks and durability in one window, Marvin is tough to beat.

Vinyl Windows

Plenty of vinyl windows in Kansas City are honestly a waste of money: flimsy frames, weak seals, and efficiency that disappears after a couple of winters. Good vinyl windows do exist; you just have to know which ones. We install ProVia vinyl, which fixes the usual weak spots:

  • A fiberglass I-beam in the frame for extra strength and efficiency
  • A heavy-duty vinyl frame that barely needs maintenance
  • High-performance weatherstripping that blocks air infiltration
  • A wide color range, including custom-painted exteriors

You get the low maintenance and efficiency vinyl is known for, without the durability problems that gave it a bad name.

Why Choose Fairway as Your Kansas City Window Installers Image

Why Choose Fairway as Your Kansas City Window Installers

Plenty of companies can drop a window into an opening. Here’s what actually sets Fairway apart:

  • We do the install ourselves. Your project is handled by Fairway employees, not day-labor subcontractors who vanish the moment there’s a problem.
  • Certified at the highest tier. Fairway is a James Hardie Elite Preferred contractor (the highest tier) and a ProVia Certified Dealer, so that same standard carries into every window we set.
  • We’re local, licensed, and we pick up the phone. Based in Prairie Village and insured across Kansas and Missouri, we know KC’s older housing stock, the county building codes, and exactly how our weather wears on windows.
  • We don’t play the $189 game. No bait-and-switch pricing, no “upgrades” that should have been standard. You get a clear, line-by-line quote so you know what you’re paying for and why.
  • The reviews back it up. An A+ rating with the BBB and a 5.0-star average across 100+ Google reviews, plenty of them from homeowners we did windows for.
  • We back the work in writing. Every install carries our lifetime, non-prorated workmanship warranty, on top of the ProVia and Marvin manufacturer warranties, which are among the strongest out there.
  • We handle the whole exterior. Windows, plus James Hardie siding, replacement doors, and custom decks. Updating more than one thing? You’re not chasing four different contractors.

Our Window Replacement Process

We Make It So Easy!

Get New Windows in 3 Simple Steps

1

Design

We come out, measure your openings, and walk you through the styles, materials, and glass that fit your home and budget. You leave with a written, line-by-line quote, not a number scribbled on a napkin.

2

Install

Your windows are built to the exact measurements of your openings, then set by our own crew. A single window usually takes one to two hours, and a full house runs one to three days. We work on one opening at a time to keep your home sealed, then haul off the old windows and clean up before we leave.

3

Celebrate

Enjoy a quieter, more comfortable home and lower energy bills, all backed by our lifetime, non-prorated workmanship warranty.

Spring and fall are the most popular times to replace windows in Kansas City because the mild weather makes for a clean, well-sealed install, but we work year-round. Most straightforward replacements that reuse your existing openings don’t need a permit, and if yours does, we handle it.

What Affects Replacement Window Costs in Kansas City

No two quotes are the same. What you’ll pay depends on a handful of things:

  • How many windows you’re replacing, plus their size and style.
  • Material. Vinyl is the most budget-friendly, fiberglass sits in the middle, and wood runs highest.
  • Glass. Double-pane with Low-E and argon is the sweet spot for our climate; triple-pane costs more but insulates better.
  • Your openings. Hidden wood rot or water damage behind an old window gets repaired before the new one goes in.

Energy-efficient windows may also qualify for a federal tax credit and local utility rebates, and we’ll point you toward anything you’re eligible for. The only way to get a real number is a free in-home measure. Request your quote.

Fairway Exteriors is an excellent siding replacement contractor. The owner, Scott, is very knowledgeable and helped a lot with design decisions. Design assistance is rarely offered with other contractors. Nick was our project manager. He was fantastic in helping us get everything we wanted and assuring the workmanship met our expectations. We had Scott or Nick (many times both) on site several times a day. We are delighted with the results. Our house has never looked so good.

Fairway Exteriors was recommended to us for exterior siding by another satisfied customer. Their team came out and worked hard to totally change the look of our home. They were polite and cleaned up everything each day. Scott and Nicholas kept in touch with videos of the progress. We consider this an investment in our home that will last a lifetime. We couldn’t be happier!!

Scott, Nicholas and the Fairway Exteriors team did a great job installing James Hardie siding – replacing existing vinyl siding that overlaid stucco. The team performed quickly and Scott/Nicholas provided consistent progress throughout the project. As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. The Fairway team addressed all issues and the final installation looked like we’ve had it all along. Would recommend.

From Scott’s initial visit to our home, we knew that Fairway Exteriors would get our business. Scott was very thorough in his estimating process which was huge for us since we are historically “do it yourself-ers” and hiring out was a big deal! His team communicated at every turn during the project so we knew exactly what they were up to and when. The job was done with excellence and the end result was more beautiful than we could have imagined! 10/10 for sure!

Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. Fairway did a great job (including a new window) and in the end we ended up with more value for our dollars spent. We’ve never had a contractor more conscientious than Scott. His bid was entirely reasonable. His crew was careful and skilled. The project started and finished on time. Highly recommend.

We knew we were using James Hardie from the get go, but it took us almost two years to decide on a siding company. Fairway Exteriors was not the least expensive, but we felt confident from the start, the value for the money spent was worth it. We were so pleased with our experience with Scott, Nickolas, and the crew. Great communication about the process. Clean up every evening. They guys worked hard and they had an amazing attention to detail. Everyone, we felt, went above and beyond. We highly recommend Fairway Exteriors and, if ever needed, we would use them again!

The crews were very respectful of our property, cleaning up daily after work was completed for the day. A five star company going above and beyond!!! We have our dream home now!!!

We had a great experience with Fairway Exteriors! I appreciated the careful meticulous, hard work that each person brought to the project. Isaac and Scott, project leaders, were always quick to respond to questions along with frequently kept us updated on the project timelines. I was grateful to them for when we weren’t present at home then they were flexible to send video and pictures to ask for our feedback and any decisions they needed help with. We’ve received multiple compliments from our surrounding neighbors about the work. We love our finished product!

We worked with Fairway Exteriors and had a good experience. We did both siding and windows as well and have been pleased with the work for both. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. He also gave us daily updates on progress, questions or issues. We had issues with a leaky exterior faucet and a gas line that they discovered and we had a third party come out to fix. Those were our only additional costs.

We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. Scott is very knowledgeable about siding and was happy to answer any questions we had on the initial consultation. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed. When it came time to start Scott and Isaac were both very helpful and kept us informed of any hiccups and everything going on via group text and any questions we had they had answers. Of course a project of this magnitude isn’t cheap, but they are very competitive on pricing and have a top of the line product. We are very pleased with overall experience and would highly recommend. Before and after pictures are below.

We had an absolutely amazing experience with Scott, Isaac, and the crew at Fairway Exterior. They were very thorough in communicating from beginning to the end. There were no questions left unanswered. The crew was respectful and so quick and efficient. The Hardie Board siding looks incredible and our home got a major upgrade, we are eager to show off the results. We are thrilled with this decision and will enjoy it for years to come. Thank you for all of your hard work!

Frequently Asked Questions

How much do replacement windows cost in Kansas City?

There’s no flat rate. Your price depends on how many windows you’re replacing, the material and glass you choose, and the condition of your openings. The only accurate number comes from a free in-home measure, which we’re glad to do.

What's the best time of year to replace windows in Kansas City?

Spring and fall are the most popular because the mild temperatures make for a clean, well-sealed install. That said, we replace windows year-round, and crews work on one opening at a time to keep your home comfortable in any season. If your windows are already drafty or damaged, waiting rarely pays off.

Do I need a permit to replace windows in Kansas City?

In most cases, no. Straightforward replacements that reuse your existing openings usually don’t require a permit. If your project does need one, we handle the paperwork for you.

How long does window installation take?

A single window typically takes one to two hours to swap out. Replacing all the windows in an average KC home usually runs one to three days, depending on the count and any prep work. Older homes with unique openings can take a little longer.

Are those $189 window specials real?

Not really, and you shouldn’t want them to be. That price almost never includes proper installation, and once a rep is in your home, the “upgrades” that should be standard get added back on. It’s a foot-in-the-door tactic, not an honest quote.

What is a double hung window?

A double hung window has two sashes that both move, so you can open it from the top, the bottom, or both. It’s the most common style in Kansas City homes because it’s easy to clean and great for ventilation.

How do I choose a window installer in Kansas City?

Look for a local company that uses its own employees instead of subcontractors, backs the work with real warranties, and gives you a clear line-by-line quote. Check recent reviews and confirm they know KC’s climate and codes. Getting a few quotes side by side helps you compare fairly.

Will new windows actually lower my energy bills?
Yes, especially if you’re replacing single-pane or failing double-pane windows. The Department of Energy estimates 25 to 30 percent of heating and cooling energy is lost through inefficient windows, so sealing those up makes a real difference in KC bills. Energy-efficient glass also keeps your home more comfortable year-round.
