Wood rot is common in Kansas City homes, especially those built before 1995. When we remove old siding, we inspect the underlying sheathing and framing for any rot. We replace all damaged wood before installing new siding — we will never cover up a problem. We communicate all rot discoveries immediately, provide photos, and discuss the repair with you before proceeding. For homes under 2,500 sq ft, expect $1,000–$1,500 in rot repair on average. Fairway Exteriors provides a lifetime workmanship warranty on all of our installation work. This means if any issue arises from how the siding, windows, or doors were installed — not just the product itself — we will address it at no charge to you.
James Hardie provides a 30-year non-prorated warranty on their fiber cement siding products. Non-prorated means the warranty does not diminish in value over time — you receive the same level of coverage in year 29 as you do in year 1. This warranty is only available in its full form when the product is installed by an Elite Preferred Contractor, which Fairway Exteriors is.
ProVia offers a lifetime limited warranty on their windows and doors, covering the frame, glass, hardware, and finish for as long as you own your home. Specific warranty terms vary by product line; we will provide full documentation at project completion.

As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed.
