Lee’s Summit siding presents many unique challenges due to the age of many of the homes, with a lakeside setting being one of the most significant. As with many other homes in the area, quality is a key issue.
Read on to learn more about what you need to consider for siding in Lee’s Summit.
Many homes in Lee’s Summit present unique issues because of their age and location. These homes were often built during the 1970s and 80s, a time when builders often cut corners. One of the things that is a frequent problem with many of these houses is poor moisture management, which may lead to progressively worse problems for homeowners.
Because builders skip crucial steps to cut costs, many homes are constructed in ways that leave their exteriors vulnerable to woodpecker and termite damage. Windows and doors, in particular, suffer a lot of ill effects from this type of damage, often requiring more extensive repairs.
Sometimes, the repairs required are extensive enough to essentially require a full rebuild of the exterior with the new siding being installed. Better moisture management is almost certainly going to be involved with any of this type of construction work.
Lee’s Summit siding is subject to the city’s local building code. Any contractor that you use for siding repair or installation will require a business license that stays current during the whole job. If any work on windows or doors is part of the project, flashing will be required for moisture control to help prevent wood rot.
Water-resistant barriers are required for all exterior walls. Without these barriers being present, moisture can get behind the siding, causing damage that would be time-consuming to resolve. Repairs for this type of damage are often more expensive than replacing the siding by itself would have been initially, making this a prospect that homeowners need to carefully plan for.
Consulting with your contractor before work begins is an excellent way to pinpoint any problems that require addressing before you start. Any problems that may arise are easier to deal with if you have plans in place. How well you plan in advance may make a difference in how smoothly the siding project goes for everyone involved.
Although the requirements necessary to install siding in Lee’s Summit may seem stringent, they serve a useful purpose by ensuring that only well-qualified professionals handle this task. Your home is such an important investment that you don’t want to leave things to chance.
Verifying that your contractor’s license is current will save you a lot of time in the long run. The last thing homeowners want to contend with is having the professional’s license expire and having to wait for renewal to see the job completed. You also want to avoid the legal hassles that could come with your contractor not keeping their information current.
One of the things that you should find out about is whether any preexisting flashing is sufficient for your home’s moisture control. If your home was one of the ones built when contractors were not giving such issues proper attention, you may need to see about having the flashing issues resolved.
Making sure your contractor checks the integrity of your walls for proper waterproofing makes a difference. Some homeowners disregard anything behind the siding, feeling that it is not as important because they can’t see it. However, experienced contractors will check the walls to help ensure that everything is in order.

Our experience with Scott Neidow and Fairway Exteriors was outstanding! We needed our siding replaced on two sides of our house, Scott recommended Hardie board. We got bids from 2 other very well known company’s, not only was Scott competitive but his attention to detail was over the top! He was on site every day checking every detail with his crews, always confirming that we were satisfied. The finished product is perfect!
Scott and his team did a fantastic job! Despite a rainy spring, our extensive project (full siding, multiple windows, new gutters, new shutters…) was completed on budget and ahead of schedule! We also had a few surprises along the way with some extra repairs for under the surface wood rot (which really needed to be repaired regardless of the new siding), but Scott’s team kept us informed and involved. The dedicated construction team was completely professional and respectful of our house and our neighborhood. Thank you so much for giving us a beautiful new/old house!
I used Scott at Fairway Exteriors for work on our home at Lake Lotawana and couldn’t be happier! Scott did an excellent job from patiently working with us on a plan for our home’s exterior through completing the installation of James Hardie siding, exterior lighting, a new garage door and new gutters. Although we decided not to add new windows and a front door, he provided bids for that work as well. Scott’s installers were professional and courteous as well as true craftsman who took great pride in their work. Scott was attentive and quick to respond to issues that arose (termites, wood rot, etc.) and helped us to resolve them. The James Hardie siding greatly improved the look and, I believe, the value of our home. I highly recommend Scott and Fairway Exteriors!

Scott was quick to get back to me anytime I had questions. He was very knowledgeable about James Hardie and took time to answer my questions. The installers were very courteous and picked up after themselves every night. No nails or trash or cigarette butts were left which we appreciated because we have grandchildren that play in the yard. We are very happy with the way the project went and how our new siding looks.

James Hardie Siding is composed of 90% Portland cement and sand and 5% cellulose fiber. The cellulose gives the siding the flexibility needed to ensure it is impact resistant. So James Hardie fiber cement siding really is cement siding!
James Hardie's warranty is the best in the fiber cement industry. For 11,000 days it is covered at 100%, no proration. Plus it is transferable and covers hail damage and comes with a class A fire rating. When you couple that with Fairway’s industry Leading Lifetime workmanship warranty that doesn’t pro rate you have an iron clad warranty that delivers complete peace of mind.
Yes, and while it may not seem like a win when hearing it this s a huge advantage. This goes against what most Hardie contractors say. This is just another example of them overpromising and underdelivering just to sell a job. While many homeowners are hoping to never paint again, over the past 15 years of talking with homeowners I have discovered that what many actually want is low maintenance and long-term cost savings. That is why painting in 15-20 years down the road is a blessing. If you reside with a product like vinyl you still have to deal with mildew and grime by power washing every year. Power washing 15-20 times seems like more work than repainting once. Additionally, 10-12 years from now your vinyl will look awful. You will hate it and so will the buyers looking at your house eventually. One of the beauties of Hardie is that you can paint it and make it look brand new! A prospective buyer can change the color vs. having to reside the entire house again.
You do not need to prime your siding before painting it. Simply wash it down with a hose or a power washer on a very light spray, let the siding dry and use a high quality, 100% acrylic latex exterior paint. Sherwin Williams Duration is a durable and popular selection.
Nothing is maintenance free, if your told that something is zero maintenance be skeptical. If you want your siding to stay beautiful long-term think about hosing down James Hardie once a year and if it is really dirty try using Blue Dawn or 3 parts water to 1 part CLR.
Your siding is the outer shell and protective barrier to most people’s largest investment (their home). Additionally, if you were building a new house the exterior siding, trim, soffit, fascia and gutters are generally one of the top 5 most expensive components of building a new home. Generally speaking, people only reside once in their lifetimes vs. the average American will buy 9 different cars in throughout their life. When you do something once in your lifetime, and it protects your family and your largest investment it makes since to do it right. Plus, residing your home with James Hardie is just about the best investment you can make for your home. The ROI for Hardie crushes just about every other project that you can take on to upgrade your home. What I have found over 15+ years living, breathing and sleeping James Hardie is that the cost to reside in James Hardie closely mirrors how much you vehicle costs. If you have a $30K car than it is likely that’s how much James will cost you give or take $5K higher or lower. The same is true if you have a $57,000 car.
James Hardie is a 125+ year old company. It created the category of fiber cement siding in 1981. Since that time , their cement siding has been modified and improved many times. James Hardie siding has been used in Kansas City since the late 1990’s.
