What are Shawnee Siding Considerations for Homeowners?

There are many unique issues relating to Shawnee siding, particularly the variations in home ages in this area. Older and newer-construction homes have different sets of challenges to think about.

Read on to learn more about some important things to consider when getting siding for your home.

How Age, Style, and Materials Impact Home Siding

Many Shawnee homeowners with newer homes have been surprised to discover that they will likely need new siding sooner rather than later, because of the quality of a lot of new home construction. Some builders use less durable materials, which contributes to faster wear.

However, older homes ranging from 50-57 years old are not trouble-free by any means. Builders in the Shawnee area have often cut corners, leading to walls that are not level. Homeowners may be unaware of these issues unless a siding professional points them out.

The materials used in home construction may be susceptible to problems with more natural origins, such as woodpeckers and wood rot. A common problem is many homeowners try to paint over these types of defects when the siding requires replacement.

What Are Shawnee Siding Considerations for City Codes?

When installing Shawnee siding, homeowners need to think about issues with city codes and requirements. Although most homes built around 1988-1992 or later have siding that meets current standards, installation methods initially used may impact repair or replacement options. For example, many homes, unfortunately, have a lot of wood rot around window frames.

To conform to local building codes, homes need to have egress windows that can open. These types of windows make it easier for people to escape from the house during a fire or other emergency. A common problem some homeowners in Shawnee have windows that do not open properly, posing a problem if the house is on the market. It’s important to make sure that the siding doesn’t obstruct the windows in any way.

One way to make sure everything is up to code and building standards is to ensure that all the windows seal properly. If windows don’t seal right, gases like argon can escape easily. Homes with leaking windows also lose much of their energy efficiency. Properly-installed windows and siding go a long way toward keeping homes in top condition.

Tips and Advice for Homeowners

A helpful tip for homeowners to keep in mind is that window prices have steadily gone up over a 20-year period. Delaying window or siding replacement may force you to have to do these tasks when the price has gone up further. The last thing you want to do is wait until repair is beyond your reach at a time when your home needs to be brought up to code.

One thing that homeowners need to watch for is whether they have issues with doors sticking. When a door sticks and won’t open or close right, this may indicate problems with the siding affecting the door frame. Sometimes homeowners make the mistake of putting repair off until the problem has substantially worsened.

The best time to start preparing for potential repairs is when you first notice problems. A siding technician will be able to identify the cause and help you work out a plan suitable for correcting the problem. Issues with siding or windows that are not corrected may worsen until there is costly structural damage.

One possible threat to watch for if your siding or trim has rot is mold. Although mold is unsightly, the worst thing about it is that unchecked mold poses a health concern. Mold threatens your family’s health, as well as the health of anyone visiting your home.

Scott and his team did a fantastic job! Despite a rainy spring, our extensive project (full siding, multiple windows, new gutters, new shutters…) was completed on budget and ahead of schedule! We also had a few surprises along the way with some extra repairs for under the surface wood rot (which really needed to be repaired regardless of the new siding), but Scott’s team kept us informed and involved. The dedicated construction team was completely professional and respectful of our house and our neighborhood. Thank you so much for giving us a beautiful new/old house!

I used Scott at Fairway Exteriors for work on our home at Lake Lotawana and couldn’t be happier! Scott did an excellent job from patiently working with us on a plan for our home’s exterior through completing the installation of James Hardie siding, exterior lighting, a new garage door and new gutters. Although we decided not to add new windows and a front door, he provided bids for that work as well. Scott’s installers were professional and courteous as well as true craftsman who took great pride in their work. Scott was attentive and quick to respond to issues that arose (termites, wood rot, etc.) and helped us to resolve them. The James Hardie siding greatly improved the look and, I believe, the value of our home. I highly recommend Scott and Fairway Exteriors!

Scott was quick to get back to me anytime I had questions. He was very knowledgeable about James Hardie and took time to answer my questions. The installers were very courteous and picked up after themselves every night. No nails or trash or cigarette butts were left which we appreciated because we have grandchildren that play in the yard. We are very happy with the way the project went and how our new siding looks.

Frequently Asked Questions

Is James Hardie really made of cement?

James Hardie Siding is composed of 90% Portland cement and sand and 5% cellulose fiber.  The cellulose gives the siding the flexibility needed to ensure it is impact resistant.  So James Hardie fiber cement siding really is cement siding!

How good is James Hardie Siding's warranty?

James Hardie’s warranty is the best in the fiber cement industry. For 11,000 days it is covered at 100%, no proration. Plus it is transferable and covers hail damage and comes with a class A fire rating. When you couple that with Fairway’s industry Leading Lifetime workmanship warranty that doesn’t pro rate you have an iron clad warranty that delivers complete peace of mind.

Will I have to repaint my James Hardie Siding again?

Yes, and while it may not seem like a win when hearing it this s a huge advantage. This goes against what most Hardie contractors say. This is just another example of them overpromising and underdelivering just to sell a job. While many homeowners are hoping to never paint again, over the past 15 years of talking with homeowners I have discovered that what many actually want is low maintenance and long-term cost savings. That is why painting in 15-20 years down the road is a blessing. If you reside with a product like vinyl you still have to deal with mildew and grime by power washing every year. Power washing 15-20 times seems like more work than repainting once. Additionally, 10-12 years from now your vinyl will look awful. You will hate it and so will the buyers looking at your house eventually. One of the beauties of Hardie is that you can paint it and make it look brand new! A prospective buyer can change the color vs. having to reside the entire house again.

Do I need to do any prep work or prime my siding before I paint in the future?

You do not need to prime your siding before painting it. Simply wash it down with a hose or a power washer on a very light spray, let the siding dry and use a high quality, 100% acrylic latex exterior paint. Sherwin Williams Duration is a durable and popular selection.

What maintenance is required with Hardie Siding?

Nothing is maintenance free, if your told that something is zero maintenance be skeptical. If you want your siding to stay beautiful long-term think about hosing down James Hardie once a year and if it is really dirty try using Blue Dawn or 3 parts water to 1 part CLR.

Why is residing your home so expensive?

Your siding is the outer shell and protective barrier to most people’s largest investment (their home). Additionally, if you were building a new house the exterior siding, trim, soffit, fascia and gutters are generally one of the top 5 most expensive components of building a new home. Generally speaking, people only reside once in their lifetimes vs. the average American will buy 9 different cars in throughout their life. When you do something once in your lifetime, and it protects your family and your largest investment it makes since to do it right. Plus, residing your home with James Hardie is just about the best investment you can make for your home. The ROI for Hardie crushes just about every other project that you can take on to upgrade your home.  What I have found over 15+ years living, breathing and sleeping James Hardie is that the cost to reside in James Hardie closely mirrors how much you vehicle costs. If you have a $30K car than it is likely that’s how much James will cost you give or take $5K higher or lower. The same is true if you have a $57,000 car.

How long has James Hardie Siding been used in construction?

James Hardie is a 125+ year old company. It created the category of fiber cement siding in 1981. Since that time , their cement siding has been modified and improved many times. James Hardie siding has been used in Kansas City since the late 1990’s.
