Leawood siding requires careful consideration, given the range in ages for properties. When you combine the varying age ranges of the houses with the permitting process unique to the city, there are plenty of things to consider.
Read on to learn more about what is involved with siding jobs in Leawood.
Leawood is a city where the neighborhood makes a substantial difference in the home’s age and style. South Leawood, for example, features a lot of newer homes. In neighborhoods with newer homes, curbside appeal is especially important.
One problem often seen in neighborhoods with newer homes is walls that were never properly leveled. This has often occurred when builders wanted to save a few thousand dollars and cut corners, resulting in uneven walls.
Level walls are crucial to preventing water damage. In addition to the walls being level, the siding also needs to be installed to enable better drainage. Making sure the water drains properly helps prevent the need for a lot of more costly repairs.
Many homes elsewhere in Leawood feature brown and beige shades that homeowners are looking to move from. The cost of repainting houses is high enough that siding is often a more economical alternative. Getting the right siding provides a fresh new look.
However, with older homes constructed between the 1940s and 60s, there is a lot more detail that requires extra care when replacing or repairing siding. Many of the elements used on exteriors from this era are no longer manufactured, so custom orders are often necessary.
One of the most important Leawood siding considerations is that permits from Johnson County are required for all these jobs. The contractor performing the work must also have a license as a residential contractor.
If a contractor is doing a siding job without a permit and the city discovers it, they have the authority to halt the project. Getting a permit is a process that often takes months, so you will avoid this situation most easily by making sure your chosen contractor has the permit before beginning work.
The city will perform an inspection as part of the siding installation process. At the very least, a failed inspection can set you back a couple of days. Weather and other unexpected events may also delay things even further, which makes ensuring your contractor has the right permits more important.
Homeowners who have decided to get siding installed will benefit from starting the process as early as possible to prevent any delays. Although some think of getting a permit as something done in hours or days, this is not a realistic expectation.
In most cases, the permit process needs to be thought of in terms of months. Starting to plan in advance is always preferable to waiting until the last minute. An important part of your planning will include making sure the contractor that you want to work with is up to standards.
Checking out contractors to make sure their license is in order is one of the best ways to protect your home. Any improvements that you make to your home are vitally important investments. Using the wrong person for this type of job threatens your home’s overall quality.
One problem that some Leawood homeowners have dealt with is using contractors who lacked the necessary licensing and permits and were discovered during a city inspection. In addition to causing needless, frustrating delays, using unlicensed contractors can also cause high expenses in the form of citations and having to have the work picked up by someone else for completion.

Fairway Exteriors is an excellent siding replacement contractor. The owner, Scott, is very knowledgeable and helped a lot with design decisions. Design assistance is rarely offered with other contractors. Nick was our project manager. He was fantastic in helping us get everything we wanted and assuring the workmanship met our expectations. We had Scott or Nick (many times both) on site several times a day. We are delighted with the results. Our house has never looked so good.

Fairway Exteriors was recommended to us for exterior siding by another satisfied customer. Their team came out and worked hard to totally change the look of our home. They were polite and cleaned up everything each day. Scott and Nicholas kept in touch with videos of the progress. We consider this an investment in our home that will last a lifetime. We couldn’t be happier!!

Scott, Nicholas and the Fairway Exteriors team did a great job installing James Hardie siding – replacing existing vinyl siding that overlaid stucco. The team performed quickly and Scott/Nicholas provided consistent progress throughout the project. As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. The Fairway team addressed all issues and the final installation looked like we’ve had it all along. Would recommend.

From Scott’s initial visit to our home, we knew that Fairway Exteriors would get our business. Scott was very thorough in his estimating process which was huge for us since we are historically “do it yourself-ers” and hiring out was a big deal! His team communicated at every turn during the project so we knew exactly what they were up to and when. The job was done with excellence and the end result was more beautiful than we could have imagined! 10/10 for sure!

Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. Fairway did a great job (including a new window) and in the end we ended up with more value for our dollars spent. We’ve never had a contractor more conscientious than Scott. His bid was entirely reasonable. His crew was careful and skilled. The project started and finished on time. Highly recommend.

We knew we were using James Hardie from the get go, but it took us almost two years to decide on a siding company. Fairway Exteriors was not the least expensive, but we felt confident from the start, the value for the money spent was worth it. We were so pleased with our experience with Scott, Nickolas, and the crew. Great communication about the process. Clean up every evening. They guys worked hard and they had an amazing attention to detail. Everyone, we felt, went above and beyond. We highly recommend Fairway Exteriors and, if ever needed, we would use them again!

We had a great experience with Fairway Exteriors! I appreciated the careful meticulous, hard work that each person brought to the project. Isaac and Scott, project leaders, were always quick to respond to questions along with frequently kept us updated on the project timelines. I was grateful to them for when we weren’t present at home then they were flexible to send video and pictures to ask for our feedback and any decisions they needed help with. We’ve received multiple compliments from our surrounding neighbors about the work. We love our finished product!

We worked with Fairway Exteriors and had a good experience. We did both siding and windows as well and have been pleased with the work for both. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. He also gave us daily updates on progress, questions or issues. We had issues with a leaky exterior faucet and a gas line that they discovered and we had a third party come out to fix. Those were our only additional costs.

We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. Scott is very knowledgeable about siding and was happy to answer any questions we had on the initial consultation. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed. When it came time to start Scott and Isaac were both very helpful and kept us informed of any hiccups and everything going on via group text and any questions we had they had answers. Of course a project of this magnitude isn’t cheap, but they are very competitive on pricing and have a top of the line product. We are very pleased with overall experience and would highly recommend. Before and after pictures are below.

We had an absolutely amazing experience with Scott, Isaac, and the crew at Fairway Exterior. They were very thorough in communicating from beginning to the end. There were no questions left unanswered. The crew was respectful and so quick and efficient. The Hardie Board siding looks incredible and our home got a major upgrade, we are eager to show off the results. We are thrilled with this decision and will enjoy it for years to come. Thank you for all of your hard work!

James Hardie Siding is composed of 90% Portland cement and sand and 5% cellulose fiber. The cellulose gives the siding the flexibility needed to ensure it is impact resistant. So James Hardie fiber cement siding really is cement siding!
James Hardie’s warranty is the best in the fiber cement industry. For 11,000 days it is covered at 100%, no proration. Plus it is transferable and covers hail damage and comes with a class A fire rating. When you couple that with Fairway’s industry Leading Lifetime workmanship warranty that doesn’t pro rate you have an iron clad warranty that delivers complete peace of mind.
Yes, and while it may not seem like a win when hearing it this s a huge advantage. This goes against what most Hardie contractors say. This is just another example of them overpromising and underdelivering just to sell a job. While many homeowners are hoping to never paint again, over the past 15 years of talking with homeowners I have discovered that what many actually want is low maintenance and long-term cost savings. That is why painting in 15-20 years down the road is a blessing. If you reside with a product like vinyl you still have to deal with mildew and grime by power washing every year. Power washing 15-20 times seems like more work than repainting once. Additionally, 10-12 years from now your vinyl will look awful. You will hate it and so will the buyers looking at your house eventually. One of the beauties of Hardie is that you can paint it and make it look brand new! A prospective buyer can change the color vs. having to reside the entire house again.
You do not need to prime your siding before painting it. Simply wash it down with a hose or a power washer on a very light spray, let the siding dry and use a high quality, 100% acrylic latex exterior paint. Sherwin Williams Duration is a durable and popular selection.
Nothing is maintenance free, if your told that something is zero maintenance be skeptical. If you want your siding to stay beautiful long-term think about hosing down James Hardie once a year and if it is really dirty try using Blue Dawn or 3 parts water to 1 part CLR.
Your siding is the outer shell and protective barrier to most people’s largest investment (their home). Additionally, if you were building a new house the exterior siding, trim, soffit, fascia and gutters are generally one of the top 5 most expensive components of building a new home. Generally speaking, people only reside once in their lifetimes vs. the average American will buy 9 different cars in throughout their life. When you do something once in your lifetime, and it protects your family and your largest investment it makes since to do it right. Plus, residing your home with James Hardie is just about the best investment you can make for your home. The ROI for Hardie crushes just about every other project that you can take on to upgrade your home. What I have found over 15+ years living, breathing and sleeping James Hardie is that the cost to reside in James Hardie closely mirrors how much you vehicle costs. If you have a $30K car than it is likely that’s how much James will cost you give or take $5K higher or lower. The same is true if you have a $57,000 car.
James Hardie is a 125+ year old company. It created the category of fiber cement siding in 1981. Since that time , their cement siding has been modified and improved many times. James Hardie siding has been used in Kansas City since the late 1990’s.
