What are Overland Park Siding Considerations for Homeowners?

Overland Park siding considerations influence the decisions that you make when you decide to have new siding put on your home. When you use some good planning in the beginning, everything will work out well.

Read on to learn more about special considerations for getting siding in Overland Park.

What Are Some Home Characteristics in Overland Park to Be Aware Of?

Houses in Overland Park feature mostly wood construction. The area is host to a large woodpecker population, and the birds’ activities may cause damage to the wood exteriors. Although the holes may seem small at a first glance, the holes are often deep and capable of causing damage requiring new siding.

Water damage, whether due to a major plumbing leak or damage from rain or snow storms, may also cause problems requiring siding replacement. Wood rot is a very real threat when the water has leaked underneath the siding. In many cases, nobody is aware of the extent of the damage until the original siding has been pulled off.

Many homes feature beige and brown shades, which homeowners often want to upgrade. Homeowners may want their homes to have a different look that’s more contemporary, especially where blue and gray shades have seen a major resurgence. This may be one of the leading reasons for a siding upgrade.

Local Code Requirements for Overland Park Siding

Overland Park siding must conform to local city codes, as well as HOA requirements where applicable. Choosing new siding is always an important decision that requires proper care to meet the local city requirements.

One of the reasons the siding is so important in this area is to help preserve the overall look of the houses. Many homeowners buy houses in this city because of the overall quality. The code requirements are designed to help preserve this quality as much as possible.

Overland Park has somewhat strict requirements about the materials that may be used for siding. These requirements help keep the home values high by ensuring that professionals only use quality siding products. The individual HOAs will also have requirements that may determine which materials are used or what colors you can use for your siding.

Checking with the city, as well as the HOA for your subdivision, is usually the safest bet. When you’re aware of any requirements that either or both entities have, you can make the better choice for siding.

What are Tips and Advice to Keep in Mind for Siding?

Overland Park follows the 2012 International Building Code for siding and related materials citywide. Acceptable materials include wood, fiber cement, vinyl, and aluminum, providing a lot of options to keep in mind.

However, for many in this city, the local neighborhood HOA will have the final say in what you may or may not use for materials. Checking with the HOA before making a final decision on the siding that you want is always a great idea to avoid difficulties with your HOA.

Part of the code that pertains to siding stipulates a certain thickness level. The material, regardless of the type, must also be weatherproof. Weatherproofing helps prevent a lot of the wood rot that can occur because of heavy rain or snow.

The siding must include flashing and allow for water drainage to help keep moisture from building up underneath, which leads to wood rot. When your siding has better weather protection, you won’t have to worry nearly as much about a lot of pricy repairs. Better installation methods will mean more routine maintenance and fewer repairs.

Fairway Exteriors is an excellent siding replacement contractor. The owner, Scott, is very knowledgeable and helped a lot with design decisions. Design assistance is rarely offered with other contractors. Nick was our project manager. He was fantastic in helping us get everything we wanted and assuring the workmanship met our expectations. We had Scott or Nick (many times both) on site several times a day. We are delighted with the results. Our house has never looked so good.

Fairway Exteriors was recommended to us for exterior siding by another satisfied customer. Their team came out and worked hard to totally change the look of our home. Scott, Nicholas and the Fairway Exteriors team did a great job installing James Hardie siding – replacing existing vinyl siding that overlaid stucco. The team performed quickly and Scott/Nicholas provided consistent progress throughout the project. As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. The Fairway team addressed all issues and the final installation looked like we’ve had it all along. Would recommend.

From Scott’s initial visit to our home, we knew that Fairway Exteriors would get our business. Scott was very thorough in his estimating process which was huge for us since we are historically “do it yourself-ers” and hiring out was a big deal! His team communicated at every turn during the project so we knew exactly what they were up to and when. The job was done with excellence and the end result was more beautiful than we could have imagined! 10/10 for sure!

Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. Fairway did a great job (including a new window) and in the end we ended up with more value for our dollars spent. We’ve never had a contractor more conscientious than Scott. His bid was entirely reasonable. His crew was careful and skilled. The project started and finished on time. Highly recommend.

We knew we were using James Hardie from the get go, but it took us almost two years to decide on a siding company. Fairway Exteriors was not the least expensive, but we felt confident from the start, the value for the money spent was worth it. We were so pleased with our experience with Scott, Nickolas, and the crew. Great communication about the process. Clean up every evening. They guys worked hard and they had an amazing attention to detail. Everyone, we felt, went above and beyond. We highly recommend Fairway Exteriors and, if ever needed, we would use them again!

We had a great experience with Fairway Exteriors! I appreciated the careful meticulous, hard work that each person brought to the project. Isaac and Scott, project leaders, were always quick to respond to questions along with frequently kept us updated on the project timelines. I was grateful to them for when we weren’t present at home then they were flexible to send video and pictures to ask for our feedback and any decisions they needed help with. We’ve received multiple compliments from our surrounding neighbors about the work. We love our finished product!

We worked with Fairway Exteriors and had a good experience. We did both siding and windows as well and have been pleased with the work for both. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. He also gave us daily updates on progress, questions or issues. We had issues with a leaky exterior faucet and a gas line that they discovered and we had a third party come out to fix. Those were our only additional costs.

We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. Scott is very knowledgeable about siding and was happy to answer any questions we had on the initial consultation. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed. When it came time to start Scott and Isaac were both very helpful and kept us informed of any hiccups and everything going on via group text and any questions we had they had answers. Of course a project of this magnitude isn’t cheap, but they are very competitive on pricing and have a top of the line product. We are very pleased with overall experience and would highly recommend. Before and after pictures are below.

Frequently Asked Questions

Is James Hardie really made of cement?

James Hardie Siding is composed of 90% Portland cement and sand and 5% cellulose fiber.  The cellulose gives the siding the flexibility needed to ensure it is impact resistant.  So James Hardie fiber cement siding really is cement siding!

How good is James Hardie Siding's warranty?

James Hardie’s warranty is the best in the fiber cement industry. For 11,000 days it is covered at 100%, no proration. Plus it is transferable and covers hail damage and comes with a class A fire rating. When you couple that with Fairway’s industry Leading Lifetime workmanship warranty that doesn’t pro rate you have an iron clad warranty that delivers complete peace of mind.

Will I have to repaint my James Hardie Siding again?

Yes, and while it may not seem like a win when hearing it this s a huge advantage. This goes against what most Hardie contractors say. This is just another example of them overpromising and underdelivering just to sell a job. While many homeowners are hoping to never paint again, over the past 15 years of talking with homeowners I have discovered that what many actually want is low maintenance and long-term cost savings. That is why painting in 15-20 years down the road is a blessing. If you reside with a product like vinyl you still have to deal with mildew and grime by power washing every year. Power washing 15-20 times seems like more work than repainting once. Additionally, 10-12 years from now your vinyl will look awful. You will hate it and so will the buyers looking at your house eventually. One of the beauties of Hardie is that you can paint it and make it look brand new! A prospective buyer can change the color vs. having to reside the entire house again.

Do I need to do any prep work or prime my siding before I paint in the future?

You do not need to prime your siding before painting it. Simply wash it down with a hose or a power washer on a very light spray, let the siding dry and use a high quality, 100% acrylic latex exterior paint. Sherwin Williams Duration is a durable and popular selection.

What maintenance is required with Hardie Siding?

Nothing is maintenance free, if your told that something is zero maintenance be skeptical. If you want your siding to stay beautiful long-term think about hosing down James Hardie once a year and if it is really dirty try using Blue Dawn or 3 parts water to 1 part CLR.

Why is residing your home so expensive?

Your siding is the outer shell and protective barrier to most people’s largest investment (their home). Additionally, if you were building a new house the exterior siding, trim, soffit, fascia and gutters are generally one of the top 5 most expensive components of building a new home. Generally speaking, people only reside once in their lifetimes vs. the average American will buy 9 different cars in throughout their life. When you do something once in your lifetime, and it protects your family and your largest investment it makes since to do it right. Plus, residing your home with James Hardie is just about the best investment you can make for your home. The ROI for Hardie crushes just about every other project that you can take on to upgrade your home.  What I have found over 15+ years living, breathing and sleeping James Hardie is that the cost to reside in James Hardie closely mirrors how much you vehicle costs. If you have a $30K car than it is likely that’s how much James will cost you give or take $5K higher or lower. The same is true if you have a $57,000 car.

How long has James Hardie Siding been used in construction?

James Hardie is a 125+ year old company. It created the category of fiber cement siding in 1981. Since that time , their cement siding has been modified and improved many times. James Hardie siding has been used in Kansas City since the late 1990’s.
