What Are Mission Hills Siding Considerations for Homeowners?

Searching for Mission Hills siding contractors? Mission Hills siding installation involves some of the most stringent requirements in the area. Getting siding in this city requires careful conformity to these requirements for the best results.

Read on to learn more about some of the things you need to know about the process of getting siding in Mission Hills.

What Are Some Important Considerations About Mission Hills Houses?

Mission Hills is one of the cities in the Kansas City area best-known for having beautiful homes. The houses range from ranch-style single-story homes to Colonial-style houses. As a city that enjoys a reputation for being one of the area’s top places to live, homeowners take great pride in their homes.

Because many of the homes in the city are in subdivisions with homeowners’ associations, some types of siding may be permissible on some houses but not others. Consulting with your HOA’s requirements is essential, so you know what to expect from the job. You don’t want to have one type of siding job planned and have to change course with little warning.

What Are Some Requirements Associated with Mission Hills Siding?

One of the most important things to remember about Mission Hills siding is that the city requires permits for all such jobs. The permit process helps ensure that the work is completed by well-qualified professionals. Professional work helps preserve the home’s look and maintain structural integrity as well.

Any changes to either the siding’s style or materials require ARB approval. To help make this process easier, the ARB has provided a checklist. Consulting with this checklist during the initial planning stages helps things go more smoothly all around.

Submitting plans is a crucial part of this process. To help ensure the greatest chances of approval, the plans need to incorporate all four sides of the house. Leaving off one side will needlessly delay your project because you’ll need to redo your plans.

Inspections are also a crucial part of the planning process. You’ll need to plan to have inspections completed at different points before construction, during construction and at the compilation of the job. These inspections help ensure that the job is completed according to standards that ensure the quality of the area’s homes.

The advantages of this planning include better structural integrity, curb appeal, and longevity for the homes. Going through this process helps ensure a better job that will benefit your house in the long run.

Some Helpful Tips for Working With Siding Contractors in Mission Hills KS

Opting for contractors familiar with Mission Hills is the best way to get the job quality that you want. A contractor who has done jobs here previously will have a better idea of what to expect from the process. When your pro knows about doing jobs in this city, they will spend more time focusing on the specifics of your house and its siding needs.

Your contractor will need to be well-versed in ARB requirements, including the checklist used to make sure everything is in order. When the contractor who installs the siding knows these requirements well, the whole process is more effortless. Knowing the requirements well ahead of time helps eliminate many delays that are common with inexperienced contractors.

Seasoned siding contractors have gone through the permit process often enough that they know what to do at every step. Even though this is a process you can’t avoid, knowing that the contractor knows how to handle the situation is always a relief. As important as siding is to your home, you’ll feel more confident knowing that all the details have been taken care of properly.

Fairway Exteriors is an excellent siding replacement contractor. The owner, Scott, is very knowledgeable and helped a lot with design decisions. Design assistance is rarely offered with other contractors. Nick was our project manager. He was fantastic in helping us get everything we wanted and assuring the workmanship met our expectations. We had Scott or Nick (many times both) on site several times a day. We are delighted with the results. Our house has never looked so good.

Fairway Exteriors was recommended to us for exterior siding by another satisfied customer. Their team came out and worked hard to totally change the look of our home. They were polite and cleaned up everything each day. Scott and Nicholas kept in touch with videos of the progress. We consider this an investment in our home that will last a lifetime. Scott, Nicholas and the Fairway Exteriors team did a great job installing James Hardie siding – replacing existing vinyl siding that overlaid stucco. The team performed quickly and Scott/Nicholas provided consistent progress throughout the project. As with all older houses the real work is repairing and accounting for the parts of the house that may not be true or suffering from other issues. The Fairway team addressed all issues and the final installation looked like we’ve had it all along. Would recommend.

From Scott’s initial visit to our home, we knew that Fairway Exteriors would get our business. Scott was very thorough in his estimating process which was huge for us since we are historically “do it yourself-ers” and hiring out was a big deal! His team communicated at every turn during the project so we knew exactly what they were up to and when. The job was done with excellence and the end result was more beautiful than we could have imagined! 10/10 for sure!

Superior performance in every respect from start to finish. Our 40+ yrs old bat and board wood siding had once again needed wood rot repair as well as a new paint job. We got the usual paint bids but also contacted Fairway (based on reviews) to consider replacing it with James Hardie siding. And we are glad we did. Fairway did a great job (including a new window) and in the end we ended up with more value for our dollars spent. We’ve never had a contractor more conscientious than Scott. His bid was entirely reasonable. His crew was careful and skilled. The project started and finished on time. Highly recommend.

We knew we were using James Hardie from the get go, but it took us almost two years to decide on a siding company. Fairway Exteriors was not the least expensive, but we felt confident from the start, the value for the money spent was worth it. We were so pleased with our experience with Scott, Nickolas, and the crew. Great communication about the process. Clean up every evening. They guys worked hard and they had an amazing attention to detail. Everyone, we felt, went above and beyond. We highly recommend Fairway Exteriors and, if ever needed, we would use them again!

We had a great experience with Fairway Exteriors! I appreciated the careful meticulous, hard work that each person brought to the project. Isaac and Scott, project leaders, were always quick to respond to questions along with frequently kept us updated on the project timelines. I was grateful to them for when we weren’t present at home then they were flexible to send video and pictures to ask for our feedback and any decisions they needed help with. We’ve received multiple compliments from our surrounding neighbors about the work. We love our finished product!

We worked with Fairway Exteriors and had a good experience. We did both siding and windows as well and have been pleased with the work for both. We chose Fairway based on reviews from others and their pricing was competitive. The onsite installers were professional and there was always a foreman on site we could communicate directly with. He also gave us daily updates on progress, questions or issues. We had issues with a leaky exterior faucet and a gas line that they discovered and we had a third party come out to fix. Those were our only additional costs.

We had our siding replaced by Fairway Exteriors this week and are very very pleased with the result. Scott is very knowledgeable about siding and was happy to answer any questions we had on the initial consultation. The quote came in quickly and when we decided go move forward they were able to squeeze us in a lot faster than we assumed. When it came time to start Scott and Isaac were both very helpful and kept us informed of any hiccups and everything going on via group text and any questions we had they had answers. Of course a project of this magnitude isn’t cheap, but they are very competitive on pricing and have a top of the line product. We are very pleased with overall experience and would highly recommend. Before and after pictures are below.

Frequently Asked Questions

Is James Hardie really made of cement?

James Hardie Siding is composed of 90% Portland cement and sand and 5% cellulose fiber.  The cellulose gives the siding the flexibility needed to ensure it is impact resistant.  So James Hardie fiber cement siding really is cement siding!

How good is James Hardie Siding's warranty?

James Hardie’s warranty is the best in the fiber cement industry. For 11,000 days it is covered at 100%, no proration. Plus it is transferable and covers hail damage and comes with a class A fire rating. When you couple that with Fairway’s industry Leading Lifetime workmanship warranty that doesn’t pro rate you have an iron clad warranty that delivers complete peace of mind.

Will I have to repaint my James Hardie Siding again?

Yes, and while it may not seem like a win when hearing it this s a huge advantage. This goes against what most Hardie contractors say. This is just another example of them overpromising and underdelivering just to sell a job. While many homeowners are hoping to never paint again, over the past 15 years of talking with homeowners I have discovered that what many actually want is low maintenance and long-term cost savings. That is why painting in 15-20 years down the road is a blessing. If you reside with a product like vinyl you still have to deal with mildew and grime by power washing every year. Power washing 15-20 times seems like more work than repainting once. Additionally, 10-12 years from now your vinyl will look awful. You will hate it and so will the buyers looking at your house eventually. One of the beauties of Hardie is that you can paint it and make it look brand new! A prospective buyer can change the color vs. having to reside the entire house again.

Do I need to do any prep work or prime my siding before I paint in the future?

You do not need to prime your siding before painting it. Simply wash it down with a hose or a power washer on a very light spray, let the siding dry and use a high quality, 100% acrylic latex exterior paint. Sherwin Williams Duration is a durable and popular selection.

What maintenance is required with Hardie Siding?

Nothing is maintenance free, if your told that something is zero maintenance be skeptical. If you want your siding to stay beautiful long-term think about hosing down James Hardie once a year and if it is really dirty try using Blue Dawn or 3 parts water to 1 part CLR.

Why is residing your home so expensive?

Your siding is the outer shell and protective barrier to most people’s largest investment (their home). Additionally, if you were building a new house the exterior siding, trim, soffit, fascia and gutters are generally one of the top 5 most expensive components of building a new home. Generally speaking, people only reside once in their lifetimes vs. the average American will buy 9 different cars in throughout their life. When you do something once in your lifetime, and it protects your family and your largest investment it makes since to do it right. Plus, residing your home with James Hardie is just about the best investment you can make for your home. The ROI for Hardie crushes just about every other project that you can take on to upgrade your home.  What I have found over 15+ years living, breathing and sleeping James Hardie is that the cost to reside in James Hardie closely mirrors how much you vehicle costs. If you have a $30K car than it is likely that’s how much James will cost you give or take $5K higher or lower. The same is true if you have a $57,000 car.

How long has James Hardie Siding been used in construction?

James Hardie is a 125+ year old company. It created the category of fiber cement siding in 1981. Since that time , their cement siding has been modified and improved many times. James Hardie siding has been used in Kansas City since the late 1990’s.
